JNB Custom Homes: Building Character at Union Village Ohio

Nestled into the heart of Warren County Ohio, our charming, walkable neighborhood is coming to life with beautiful homes and outstanding amenities. Union Village Ohio is A Place to Call Home that began with an award-winning master plan and a dedicated group of home builders who are integral to fulfilling the vision.

Those builders—members of the Union Village Guild—uphold the highest standards of craftsmanship and design. JNB Custom Homes is part of our Guild and contributes creativity, quality and character with each unique home they add to the neighborhood’s tree-lined streets.

Brothers John and Nick Boyle launched JNB in 2004 and have been hands-on with every step of each home they build. Prior to launching their own business, Nick worked locally in trades while John earned a finance degree from Miami University and lived in two different cities. When John returned home to Greater Cincinnati, the brothers were ready to forge their paths into a top tier homebuilding business.

Read on to discover how JNB has been part of building our village’s unique character.

A BUSINESS THAT BUILDS RELATIONSHIPS

When we talk to prospective villagers about JNB at Union Village Realty, quality and reputation are always part of the conversation. The planning and execution of each home is exceptional, from structural integrity built to last generations, to the creative, custom solutions for each villager.

Denise and Rich Nelsen are moving across the country to be near family and selected JNB to build their home at Union Village.

“What stood out immediately with John Boyle wasn’t just the quality of work he committed to — though he sets an incredibly high bar — it was his commitment to trust, transparency, and partnership,” said Denise. “From the very first meeting, John was prepared not only to show us his work, but to talk through how we would work together. He’s transparent about pricing, deeply involved in the details, challenges us when it matters, and stays personally connected throughout the process. Having built homes before, we didn’t know an experience like this was possible. We truly love John and the JNB team and couldn’t be more excited.”

Every JNB home is influenced by the client’s needs, personality and lifestyle. Listening to the client share what matters to them is key, and John excels at it. When he learned a villager wanted to use his garage for a woodshop and still have parking space for two cars, John modified the house plan to incorporate a soundproof workspace in the basement. A stairwell in the garage makes it easy to shake off the sawdust and carry materials in and out.

“I like to sit with clients as much possible,” John said. “It’s not just a contract, it’s a home and we want every client to be in-tune with the project.”

LOOKING AHEAD TO THE FUTURE AT UNION VILLAGE

John serves on the Board of Directors for the Home Builder’s Association of Greater Cincinnati, providing an example of high standards and ethics for fellow builders. He predicts an explosion of growth at Union Village.

“It’s going to be dramatic,” he said.

While homebuilders like JNB add rooftops, there are plans for retail, more dining and luxury apartments just steps away at Union Village Square. Troni’s Italian Bistro and live music on the expansive green lawn are already attracting villagers and visitors to the town center, which will soon be encircled by shops and restaurants.

“We knew we wanted more than just a house — we wanted a true community,” said Denise. “After living in cities and suburbs across the country, we were looking for proximity to family, restaurants, shopping, activities, and a neighborhood that felt walkable and connected. In Union Village, and in working with Union Village Realtor Dave Watkins, we found exactly that. At this stage of our lives, it feels like the perfect fit, and we couldn’t be more excited about what’s ahead.”

Meanwhile, Union Village has started work on a 2,000-square-foot swimming pool. Further enhancing recreation for residents, a one-mile paved path connecting our neighborhood to Warren County Sports Park and Armco Park is planned for this year.

House Plans by JNB CUSTOM HOMES at Union Village Ohio

The Cottonwood is a charming cottage that JNB built for Homearama: Lifestyle Edition in 2021. The house plan—like all JNB plans—can be adapted to suit the prospective villagers’ interests. The floor plan combines a gracious primary suite with open living space on the main floor. Eleven-foot ceilings with beams span the great room, creating a cozy but spacious atmosphere. For outdoor living, this home offers a screened porch to the rear and a large covered front porch. Two bedrooms and additional living space are incorporated into the lower level.

The Nelsens are building a home based on The Hyde Park plan.

“There are so many things about the house we are excited about!” said Denise. “The beautiful front porch, a low maintenance yard that is still built for entertaining—inside we are excited that it’s all built around how we live. A very open floor plan, lots of light, spaces that are going to be warm and inviting and ready to entertain whether its the main floor with a kitchen I can’t wait to cook in, the finished basement with some unique features John and team designed for us, or a great office since we are both working from home now.”
