Union Village Frequently Asked Questions

When are the pool and other amenities expected?

  • As future phases are developed additional parks and amenities such as the pool will be added. Union Village currently includes six different park spaces, including Union Village Square, Allen Park, Anderson Fountain Park, Bailey Square, Belmire Park, and Baker Corners within a short walk to homes. Union Village Square features a fenced in playground and a stage for occasional live music. Other landmarks such as the three-tiered fountain and a historic bell can be found in some of the other parks (Anderson Fountain Park and Bailey Square). Nearby Armco Park also offers several other amenities including a par-three golf course, lake, tennis courts, basketball courts, sports fields, and picnic shelters.

Are there pet limitations?

  • Indoor dogs, cats and generally recognized house pets are welcome. We just ask that you pick up after your pet and keep them on a leash or within voice control at all times when walked or exercised outside of fenced areas. Pets that become a nuisance or make an unreasonable amount of noise are not allowed. Livestock, poultry, and animals used for commercial purposes are prohibited.

Can I install a fence?

  • Yes. Fences are allowed subject to approval from the Town Architect. Generally, fences are to be wood, cast iron, or aluminum. Vinyl fences are prohibited. Fences along frontages are to be painted white. Privacy fences are allowed towards the rear of the house.

What things are required to be reviewed by the Town Architect?

  • Any modification to the home or garage including structural modifications, roofing materials, colors, etc. and modifications to the site including fencing, fountains, structural items, and major landscape changes. Replacing dead plants or planting annuals do not require a review.

Do I have to use one of Union Village’s approved Builders?

  • Yes. We have several approved builders each of which has several plans to cover all your needs.

Will there be commercial and rental properties?

  • Yes. Just like in any town or village there is a mix of uses in the neighborhood. This mix of uses allows for diversity of price point and creates “third places” to enjoy such as the neighborhood coffee shop or restaurant (“Third places” are the places that we hang out away from home (“first place”) and work (“second place”)).

Are there neighborhood events I can attend?

  • Yes, during the warmer months (June through Sept) on the fourth Friday of the month, Union Village hosts “Music on Market St” at Union Village Square featuring live music and other activities. It’s a great opportunity to meet neighbors and enjoy a Friday evening. Check out our events calendar at the bottom of the Union Village homepage.

What can I expect taxes to be?

  • As a quick “rule of thumb,” property taxes are approximately 2.17% of the property value. This includes all government services such as fire, police, schools, neighborhood street lighting, snow removal on dedicated streets and the Community Authority of Union Village Charge. Since Union Village is located in a non-incorporated part of the Township, there is no income tax associated with living here, but you will need to pay income tax to the city in which you work if applicable.

What is the Community Authority?

  • The Community Authority of Union Village (CAUV) is a community district formed to address certain needs of our growing community by financing and maintaining designated community projects. More specifically the CAUV is responsible for maintaining and operating certain improvements such as Union Village parks, open spaces, alleys, and parking lots. The CAUV levies a small Charge in order to finance and maintain these improvements that are included in your normal tax bill (see tax Q&A above).

What are the HOA dues and what do they cover?

  • Our HOA is called the “Union Village Neighborhood Association” with annual dues as follows:

    $350 One-time Initiation Fee due at closing, plus

    $350 Annual Dues

    $240 Garbage Collection Fee (Annual)

    $590 Annual Total

  • Includes:
    Garbage pickup once per week (95-gallon cart, Thursday mornings)
    Recycling pickup once per week (65-gallon cart, Thursday mornings)
    Maintenance of Association Common Areas, not already covered by the Community Authority (the Community Authority allows us to keep the Neighborhood Association dues low)
    Reserve fund for future Association Common Area improvements/replacements

I lost my mailbox keys. How do I request new keys?

  • Please contact the Office Manager at mrubin@unionvillageohio.com to request. A $20 fee must be paid prior to receiving new keys.
